When a deed is recorded in Alabama the probate judge collects a deed tax measured on the sale price, and when the mortgage is recorded a separate mortgage tax is collected on the amount financed. They are modest individually, but together they are a real line on every financed purchase, and a closing cost estimate that leaves them out is wrong by a few hundred dollars on a typical sale.
That matters because Alabama buyers increasingly arrive from states with a single transfer tax, or none at all. The estimate they see on your site is the first number they compare against the lender’s Loan Estimate. When the two agree, you look precise. When yours is missing a tax the lender shows, you look like the one who got it wrong — even though the lender simply had the local rule and you had a generic template.
