In most states the transfer tax is a footnote. In Delaware it is the headline: four percent of the price in most jurisdictions, customarily split between buyer and seller, with the state portion reduced for a qualifying first-time buyer. On a Sussex County beach house it can be a five-figure line on each side of the settlement sheet.
That changes what the website has to do. The seller net sheet has to show the seller’s half of the tax against the price. The buyer cash-to-close has to show the buyer’s half and apply the first-time reduction when it qualifies. And both have to be right, because the client will compare them to the settlement statement.

Wilmington, Dover and the beaches
New Castle County is the state’s population center, a commuter and corporate market tied to Philadelphia, where volume is steady and Realtor referrals decide who closes. Sussex County is the beach: Rehoboth, Lewes, Bethany, Fenwick, with second homes, retirees from Maryland, New Jersey and Pennsylvania, and a steady share of out-of-state sellers who never come to the table.
The Sussex buyer is a searcher. They are not from here and their agent may not be either, so a title company with a real Sussex County page — the beach towns named, the transfer tax explained, the mail-away closing described — is found. New Castle is won on service, so there the site’s job is the order form and the net sheet the agent can produce in a listing appointment.
