In a filed-rate state an agency can compete on price. In New Jersey it cannot: the rating bureau’s premium is the premium. So Realtors and lenders choose the agency that gets them an accurate number fastest and runs the closing with the least friction, and both of those start on the website.
The number is not simple. The Realty Transfer Fee is graduated across several price tiers, has a separate reduced schedule for seniors and disabled and low-income sellers, and is supplemented on sales above one million dollars by a fee that was restructured in 2025 with steeper tiers above two million. A seller net sheet that gets the tier wrong is off by hundreds; one that misses the supplemental fee on a Bergen County sale is off by tens of thousands.

North Jersey closes one way, South Jersey another
In Bergen, Essex, Morris, Hudson and the rest of the north, attorneys typically conduct the closing and the title agency examines and insures; the agency’s customer is as often the attorney as the Realtor. In Camden, Gloucester, Burlington and the south, title companies conduct the closing themselves, Philadelphia-style, and the Realtor relationship is everything. Monmouth and Ocean along the Shore mix both, with a second-home component whose sellers are often in Florida.
The site should match the market. North Jersey pages lead with attorney-facing intake — commitment ordering, document exchange, CPL requests — while South Jersey pages lead with the order form and the net sheet for agents. Shore pages speak to remote parties.
