The TIRBOP manual’s reissue rate is one of the best deals in title insurance: when the property was insured within the previous ten years, the new premium is discounted substantially. On a refinance it almost always applies. On a resale it often does. But it only applies if someone asks whether there was a prior policy, and a website calculator that does not ask quotes the full basic rate every time — overstating the cost and, when a competitor asks, losing the file.

Cross City Avenue from Philadelphia into Montgomery County and the realty transfer tax drops by more than half, because Philadelphia sets its local share far above the one percent that Montgomery, Bucks, Delaware and Chester use. Pittsburgh does the same in Allegheny County. A settlement company that closes in the city and the suburbs — which is every settlement company in the region — needs an estimate that knows which side of the line the property is on.
