Indiana property taxes are billed and paid the year after they accrue, in two installments. At a closing in May, the seller owes taxes for all of last year — not yet billed in full — plus January through May of this year, and none of it has been paid. The buyer receives a credit for that whole amount and pays the bills when they arrive.
A calculator that prorates only the current year shortchanges the buyer by a full year of taxes, and the seller’s net sheet is overstated by the same amount. Agents who have been through it once know to check, and a site whose net sheet gets it right earns a level of trust that a generic estimate cannot.

Indiana title website questions
Does Indiana have a real estate transfer tax?
No. Indiana imposes no transfer tax. A sales disclosure form is filed with the county when a deed conveying property for consideration is recorded, and our calculators include that fee and show the transfer tax line at zero.
How are property taxes prorated at an Indiana closing?
Indiana taxes are paid in arrears, so the seller credits the buyer for the prior year’s unbilled taxes plus the current year through closing. Our proration calculator computes it that way, on the last available bill.
How are Indiana title rates regulated?
Each underwriter files its rates with the Indiana Department of Insurance. Premiums differ between underwriters, so the calculators are configured to yours.
Who pays for the owner's policy in Indiana?
The seller customarily pays for the owner’s policy and the buyer for the lender’s policy, though it is negotiable. The calculators default to the custom.
