Built for Kansas closings
This page is for Kansas title agencies, escrow offices and closing attorneys who need a new website or a rebuild of the one they have. It explains how we design a Kansas title company website, which calculators and online forms are included, and what the monthly cost is. We build websites for the title industry and nothing else, and every Kansas project starts with the state rules below.
Kansas title insurance rates are filed with the Kansas Insurance Department by each underwriter, and title companies conduct the closing. There is no real estate transfer tax, and the mortgage registration tax that once applied to every recorded mortgage was phased down and eliminated at the start of 2019 — a fact that still trips up calculators built before then.
The other Kansas particular is the who-pays custom: in much of the state, and especially in the Kansas City metro, the owner’s policy premium is split between buyer and seller rather than paid by one side. A seller net sheet that charges the seller the whole premium overstates their cost; one that charges nothing understates it.
- Filed premium rates configured to your underwriter
- No transfer tax and no mortgage registration tax, shown correctly
- Owner's premium split applied by default where that is your custom
- Register of deeds fees by county
- Local SEO for Johnson County, Wichita, Topeka, Lawrence and beyond
- Missouri-side calculations for Kansas City agencies that need them
Calculators built for Kansas, fitted to your site
Custom calculators are the core of what we do. Each one we build for a Kansas agency runs on Kansas’s actual rules — filed premium schedules, register of deeds fees by county, the absence of both a transfer tax and the old mortgage registration tax, and the Kansas custom of splitting the owner's premium — and is styled to your brand and placed in your own page layout, rather than embedded as a generic widget with your logo pasted on top.
Choose the tools that match your Kansas workflow. These six are the ones Kansas agencies ask for first; fourteen are available.
Title Insurance Calculator
Owner's & lender's premiums at Kansas's filed rates.
Open calculator →Closing Cost Calculator
Full buyer/seller breakdown — title, taxes, recording, and settlement fees.
Open calculator →Seller Net Sheet
What the seller walks away with after commission, payoff & closing costs.
Open calculator →Buyer Cash-to-Close
Everything a buyer needs at the table — down payment, prepaids, and closing costs.
Open calculator →Contract Deadline Calculator
Every deadline in the Kansas purchase contract — inspection, financing, title, closing — as calendar dates from the effective date.
Open calculator →Property Tax Proration
Splits the year's property taxes between buyer and seller as of the closing date.
Open calculator →Kansas-specific from day one
No transfer tax, no mortgage tax
Kansas has never had a transfer tax, and the mortgage registration tax was phased out fully by 2019. The estimate shows both at zero and explains it.
Split owner's premium
Kansas custom often splits the owner’s policy between buyer and seller. The net sheet and cash-to-close both reflect it.
Both sides of State Line Road
Johnson and Wyandotte agencies close Missouri deals too. We build the Kansas site with a Missouri-aware calculator when you need it.
Forms that do the back-and-forth for you
Intake forms live on your Kansas site, so an agent opens the order, a lender requests what they need and the buyer and seller complete their sheets online instead of by email. Each submission arrives as a finished PDF that goes straight into the file in your title software. Every form carries your branding and works on a phone. The six below are the most used by Kansas agencies; eleven are available.
Submit a Contract
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyer Information Sheet
Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Seller Information Sheet
Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Payoff Authorization
Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Open a Title Order
Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Secure Document Upload
Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →A calculator that still charges the mortgage registration tax is a liability
For decades every mortgage recorded in Kansas carried a registration tax measured on the amount secured. The legislature phased it out over several years and it reached zero on January 1, 2019. Plenty of closing cost calculators on title company websites were built before that and were never updated, and they still add a mortgage tax line to every Kansas estimate.
A lender or a buyer who catches that does not think the agency is a little out of date; they think the estimate cannot be trusted. Our Kansas closing cost and buyer cash-to-close calculators show the mortgage tax at zero with a note that it was repealed, show the transfer tax at zero because Kansas never had one, and apply the register of deeds recording fees that actually get charged.
Because the rate engine is maintained centrally, if the legislature ever brings a tax back the calculators change with it.
Johnson County is a Kansas City market, and the site should act like it
Johnson and Wyandotte counties are half of a metro whose other half is in Missouri, and the agencies that close there close on both sides of the state line. Realtors in Overland Park list in Lee’s Summit; lenders in Leawood fund in Kansas City, Missouri. A Kansas site that cannot price a Missouri closing sends the agent somewhere else for that file.
We build the Kansas site first — filed rates, split owner’s premium, no transfer or mortgage tax — and, for metro agencies, add a Missouri-configured calculator alongside it so the same net sheet works on either side of State Line Road. Sedgwick County around Wichita, Shawnee County around Topeka and Douglas County around Lawrence are Kansas-only markets and get straightforward Kansas pages.
Each county page is written for that county and carries the same calculators and the same order form, so every market has its own front door into one funnel.

Kansas title website questions
Does Kansas have a real estate transfer tax or a mortgage tax?
Neither. Kansas has no transfer tax, and the mortgage registration tax was fully phased out as of January 1, 2019. Our calculators show both at zero with an explanation, since older calculators still charge the mortgage tax.
Who pays for the owner's title policy in Kansas?
In much of Kansas, particularly the Kansas City metro, the owner’s premium is customarily split between buyer and seller. The calculators default to your market’s custom and can be changed per deal.
How are Kansas title rates regulated?
Each underwriter files its rates with the Kansas Insurance Department. Premiums differ between underwriters, so the calculators are configured to yours.
Can the site price closings on the Missouri side of Kansas City?
Yes. For metro agencies we add a Missouri-configured calculator alongside the Kansas one so the same site prices closings on either side of the state line.
Who conducts closings in Kansas?
Title companies. The site is built around title-company closing: order intake, contract upload, document exchange and a contact for the closer on every page.
Which Kansas markets can the site target?
Johnson County and the Kansas City suburbs, Wichita, Topeka, Lawrence, Manhattan, Leavenworth and any other county you serve, each with its own page.
What does a Kansas title agency website cost per month?
Three plans: $75 a month puts the Kansas calculators and forms on your existing website; $150 a month is a custom 25-page site with all fourteen calculators, forms, hosting and local SEO; $399 a month is a 50-page site with monthly blog content and ads management. There is no setup fee and you can cancel any month.
We already have a Kansas title company website. Can you redesign it?
Yes, and that is the most common project. We move your existing content over, preserve your page addresses so your Google rankings carry across, add the Kansas calculators and intake forms, and host the new site on secure, ADA-compliant hosting. If you want to keep the site you have, the $75 plan adds the tools to it as-is.
Mortgage registration tax repeal under K.S.A. 79-3102 as amended (phase-out completed January 1, 2019). Verify current register of deeds fees and filed premiums before relying on any figure.
