St. Louis County, St. Louis City and St. Charles County are one market with Madison and St. Clair counties in Illinois, and the agents and lenders who work there do not stop at the river. Illinois has a state transfer stamp, a county stamp and, in many municipalities, a city stamp, and its property tax prorations run a year behind. Jackson, Clay and Platte counties are one market with Johnson and Wyandotte counties in Kansas, where the owner’s premium is customarily split and there is no mortgage registration tax anymore.
A St. Louis agency’s site should price a Belleville closing correctly, and a Kansas City agency’s site should price an Overland Park closing correctly, or the agent takes those files to an agency whose site does. We build the Missouri site first and add the neighboring state’s configuration alongside it for metro agencies, so one net sheet handles either side.
Greene County around Springfield, Boone around Columbia and the Lake of the Ozarks are Missouri-only markets and get straightforward Missouri pages.
No transfer tax is a selling point when you say it
Buyers relocating to Missouri from Illinois, and there are many, arrive expecting transfer stamps because they have paid them on every Illinois sale. Missouri has none. Missouri title website questions
Does Missouri have a real estate transfer tax?
No. Missouri imposes no state or local transfer tax. Our calculators show the line at zero with a note explaining that, since buyers from Illinois in particular expect one.
Who pays for the owner's title policy in Missouri?
The seller, by custom; the buyer pays for the lender’s policy. The calculators default to that and can be changed per deal.
Can a St. Louis or Kansas City agency's site price the other state's closings?
Yes. For metro agencies we add an Illinois-configured or Kansas-configured calculator alongside the Missouri one so the same site prices closings on either side of the line.
How are Missouri title rates regulated?
Each underwriter files its rates with the Missouri Department of Commerce and Insurance. Premiums differ between underwriters, so the calculators are configured to yours.
Where are deeds recorded in Missouri?
With the county recorder of deeds, or with the recorder for the City of St. Louis, which is an independent city. Our fee tables cover both.
