Built for Nevada closings
This page is for Nevada title agencies, escrow offices and closing attorneys who need a new website or a rebuild of the one they have. It explains how we design a Nevada title company website, which calculators and online forms are included, and what the monthly cost is. We build websites for the title industry and nothing else, and every Nevada project starts with the state rules below.
Nevada is an escrow state: the escrow officer at the title company conducts the closing and is the person buyers, sellers, agents and lenders deal with through the file. Title insurance rates are filed by each underwriter with the Nevada Division of Insurance, so premiums differ between agencies. The seller customarily pays the transfer tax and, in most Nevada markets, the owner’s policy.
The real property transfer tax is where generic calculators fail. There is a statewide rate per five hundred dollars of value, and Clark and Washoe counties are authorized to add to it, so a Las Vegas sale and a Reno sale are taxed at different rates from each other and from a Carson City sale. A calculator that applies one rate statewide is wrong in the two counties where most Nevada closings happen.
- Filed premium rates configured to your underwriter
- Real property transfer tax at the correct county total, charged to the seller
- Recorder fees by county
- Escrow order intake and secure document exchange
- Local SEO for Las Vegas, Henderson, North Las Vegas, Reno, Sparks and Carson City
- Seller net sheets accurate to Nevada customs
Calculators built for Nevada, fitted to your site
Custom calculators are the core of what we do. Each one we build for a Nevada agency runs on Nevada’s actual rules — filed premium schedules, the real property transfer tax at the state rate plus the county additions in Clark and Washoe, recorder fees by county, and the escrow customs Californians arrive expecting — and is styled to your brand and placed in your own page layout, rather than embedded as a generic widget with your logo pasted on top.
Choose the tools that match your Nevada workflow. These six are the ones Nevada agencies ask for first; fourteen are available.

Transfer tax by county
Nevada’s real property transfer tax has a state rate that Clark and Washoe counties add to. The calculator applies the right total by county.
Escrow runs the file
Nevada escrow officers conduct the closing. Order intake, contract upload and net sheets are built around the escrow workflow.
Las Vegas, Reno, and the rural counties
Clark County is one market; Washoe is another; Carson, Lyon and Douglas are a third. Each gets its own page.
Forms that do the back-and-forth for you
Intake forms live on your Nevada site, so an agent opens the order, a lender requests what they need and the buyer and seller complete their sheets online instead of by email. Each submission arrives as a finished PDF that goes straight into the file in your title software. Every form carries your branding and works on a phone. The six below are the most used by Nevada agencies; eleven are available.
Submit a Contract
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyer Information Sheet
Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Seller Information Sheet
Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Payoff Authorization
Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Open a Title Order
Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Secure Document Upload
Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →Californians are your buyers, and they bring California expectations
A large share of Nevada’s buyers in both Clark and Washoe counties are relocating from California, and they arrive with a California mental model: escrow runs the closing, the seller pays for the owner’s policy in the south, the county and sometimes the city levy a transfer tax. Nevada matches the first, mostly matches the second, and differs on the third in a way that depends on which Nevada county they are buying in.
A page that speaks to that buyer — here is how a Nevada closing compares to the one you just had in Orange County, here is the transfer tax in Clark versus Washoe, here is what the owner’s policy costs at our rates — is the page that ranks for the searches those buyers and the agents bringing them actually type.
We write the Las Vegas and Reno pages for that reader and put the calculators on them so the first number they see is yours.
Clark, Washoe and everywhere else
Clark County is a high-volume market with hundreds of escrow officers competing for Realtor relationships, and the site’s job there is to be the fastest agency to open a file with: order form, contract upload, net sheet, a direct line to the officer. Washoe is a smaller market with the same structure and a Lake Tahoe second-home component. Carson City, Lyon and Douglas counties are steadier and more personal, and the rural counties — Elko, Nye, Churchill — have their own agents and their own land questions.
Each county you close in gets a page written for it, with the transfer tax configured to that county, the recorder’s fees tabled, and the same escrow intake on every page.

Nevada title website questions
How does Nevada's real property transfer tax work?
There is a statewide rate per five hundred dollars of value, and Clark and Washoe counties add a county rate on top. The seller customarily pays. Our calculator applies the correct total for the county where the property sits.
Who conducts closings in Nevada?
Escrow officers at title companies. We build the site around the escrow workflow: order intake, contract upload, document exchange and a contact for the escrow officer on every page.
How are Nevada title rates regulated?
Each underwriter files its rates with the Nevada Division of Insurance. Premiums differ between underwriters, so the calculators are configured to yours.
Who pays for the owner's policy in Nevada?
The seller customarily pays for the owner’s policy in most Nevada markets, and the buyer pays for the lender’s policy. The calculators default to that and can be changed per deal.
Can you build separate pages for Las Vegas, Henderson and Reno?
Yes. Each city and county you close in gets its own page, written for that market, with the transfer tax configured to its county.
Is the site built for buyers relocating from California?
Yes. The Clark and Washoe pages explain how a Nevada closing compares to a California one, which is what a large share of Nevada buyers are searching to understand.
What does a Nevada title agency website cost per month?
Three plans: $75 a month puts the Nevada calculators and forms on your existing website; $150 a month is a custom 25-page site with all fourteen calculators, forms, hosting and local SEO; $399 a month is a 50-page site with monthly blog content and ads management. There is no setup fee and you can cancel any month.
We already have a Nevada title company website. Can you redesign it?
Yes, and that is the most common project. We move your existing content over, preserve your page addresses so your Google rankings carry across, add the Nevada calculators and intake forms, and host the new site on secure, ADA-compliant hosting. If you want to keep the site you have, the $75 plan adds the tools to it as-is.
Real property transfer tax under NRS Chapter 375, with county additions under NRS 375.020 and 375.023–.026. Verify current rates, recorder fees and filed premiums before relying on any figure.
