Built for Idaho closings
This page is for Idaho title agencies, escrow offices and closing attorneys who need a new website or a rebuild of the one they have. It explains how we design an Idaho title company website, which calculators and online forms are included, and what the monthly cost is. We build websites for the title industry and nothing else, and every Idaho project starts with the state rules below.
Idaho closings run through escrow at the title company, title rates are filed by each underwriter with the Idaho Department of Insurance, and there is no state or local transfer tax. That combination makes the title and escrow company the consumer’s main point of contact and its website the place a buyer first sees a closing cost.
Idaho is also a non-disclosure state: sale prices are not recorded as public information. That makes relocation buyers — and Idaho has had more than almost any state — more dependent on the tools a title company puts online, because the county assessor’s site will not tell them what the neighbor paid.
- Filed premium rates configured to your underwriter
- No transfer tax, shown at zero with an explanation
- County recorder fees for deeds and deeds of trust
- Escrow order intake and document exchange
- Local SEO for the Treasure Valley, North Idaho, Eastern Idaho and the Magic Valley
- Seller net sheets accurate to Idaho customs
Calculators built for Idaho, fitted to your site
Custom calculators are the core of what we do. Each one we build for an Idaho agency runs on Idaho’s actual rules — filed premium schedules, county recorder fees, a transfer tax line that correctly reads zero, and closing cost estimates that matter more in a non-disclosure state where buyers cannot look up what anyone else paid — and is styled to your brand and placed in your own page layout, rather than embedded as a generic widget with your logo pasted on top.
Choose the tools that match your Idaho workflow. These six are the ones Idaho agencies ask for first; fourteen are available.
Title Insurance Calculator
Owner's & lender's premiums at Idaho's filed rates.
Open calculator →Closing Cost Calculator
Full buyer/seller breakdown — title, taxes, recording, and settlement fees.
Open calculator →Seller Net Sheet
What the seller walks away with after commission, payoff & closing costs.
Open calculator →Buyer Cash-to-Close
Everything a buyer needs at the table — down payment, prepaids, and closing costs.
Open calculator →Contract Deadline Calculator
Every deadline in the Idaho purchase contract — inspection, financing, title, closing — as calendar dates from the effective date.
Open calculator →Property Tax Proration
Splits the year's property taxes between buyer and seller as of the closing date.
Open calculator →Idaho-specific from day one
No transfer tax
Idaho imposes no real estate transfer tax. The estimate shows the line at zero and says so, because relocation buyers expect one.
A non-disclosure state
Sale prices are not public record in Idaho. Buyers lean harder on your calculators because there is no county website to check.
Treasure Valley to the Panhandle
Rank in Ada and Canyon, Kootenai and Bonner, Bonneville, Twin Falls and the markets between.
Forms that do the back-and-forth for you
Intake forms live on your Idaho site, so an agent opens the order, a lender requests what they need and the buyer and seller complete their sheets online instead of by email. Each submission arrives as a finished PDF that goes straight into the file in your title software. Every form carries your branding and works on a phone. The six below are the most used by Idaho agencies; eleven are available.
Submit a Contract
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyer Information Sheet
Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Seller Information Sheet
Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Payoff Authorization
Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Open a Title Order
Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Secure Document Upload
Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →In a non-disclosure state, the calculator is the public record
In most states a buyer can pull the last sale price of any house from the county website. Idaho does not disclose sale prices, so the buyer arriving from California, Washington or Colorado cannot check what anything sold for and cannot sanity-check a closing cost estimate against a neighbor’s deal.
They do what people do when there is no public number: they search for a calculator. A title company with an Idaho closing cost calculator, a buyer cash-to-close and a seller net sheet on its site is the source that search finds, and the relationship that follows starts on your page rather than on a competitor’s.
We build those calculators to Idaho’s numbers — your underwriter’s filed rates, the county recorder’s fees, no transfer tax — and put them on a page for each county you close in.
Boise is a relocation market, and North Idaho is another one
Ada and Canyon counties have absorbed a decade of in-migration, and the buyers who moved were searchers before they were clients. Kootenai and Bonner counties in the Panhandle are the same story with a Spokane accent: relocation buyers, second homes on the lakes, sellers who may be in Arizona for the winter. Eastern Idaho around Idaho Falls and the Magic Valley around Twin Falls are steadier, relationship-driven markets where the site’s job is to make the agent’s day shorter.
So the pages differ. Treasure Valley and North Idaho pages are written for someone who is not from Idaho yet: no transfer tax, how escrow works here, what closing costs look like. Eastern Idaho and Magic Valley pages lead with the order form, the net sheet and the escrow officer’s contact.
The rate engine underneath is the same, so the numbers agree from Coeur d’Alene to Pocatello.

Idaho title website questions
Does Idaho have a real estate transfer tax?
No. Idaho imposes no state or local transfer tax on real estate. Our calculators show the line at zero with a note explaining that, since many relocation buyers expect one.
What does it mean that Idaho is a non-disclosure state?
Sale prices are not part of the public record in Idaho, so buyers cannot look up what a property last sold for. That makes an accurate closing cost calculator on your site more valuable, because there is no public number to check against.
How are title rates regulated in Idaho?
Each underwriter files its rates with the Idaho Department of Insurance. Premiums differ between underwriters, so we configure the calculators to your schedule.
Who handles closings in Idaho?
Title and escrow companies. The escrow officer coordinates the file and disburses, so we build the site around escrow order intake and document exchange.
Who pays for the owner's policy in Idaho?
The seller customarily pays for the owner’s policy and the buyer pays for the lender’s policy. The calculators default to that custom and can be switched per deal.
Which Idaho markets can the site target?
Boise and the Treasure Valley, Coeur d’Alene and North Idaho, Idaho Falls and Eastern Idaho, Twin Falls and the Magic Valley, and any other county you serve, each with its own page.
What does an Idaho title agency website cost per month?
Three plans: $75 a month puts the Idaho calculators and forms on your existing website; $150 a month is a custom 25-page site with all fourteen calculators, forms, hosting and local SEO; $399 a month is a 50-page site with monthly blog content and ads management. There is no setup fee and you can cancel any month.
We already have a Idaho title company website. Can you redesign it?
Yes, and that is the most common project. We move your existing content over, preserve your page addresses so your Google rankings carry across, add the Idaho calculators and intake forms, and host the new site on secure, ADA-compliant hosting. If you want to keep the site you have, the $75 plan adds the tools to it as-is.
Idaho does not require disclosure of sale price on recorded deeds. Verify current recorder fees and filed premiums before relying on any figure.
