Why Utah-specific matters

Built for Utah closings

This page is for Utah title agencies, escrow offices and closing attorneys who need a new website or a rebuild of the one they have. It explains how we design a Utah title company website, which calculators and online forms are included, and what the monthly cost is. We build websites for the title industry and nothing else, and every Utah project starts with the state rules below.

Utah closings run through escrow at the title company, title insurance rates are filed with the Utah Insurance Department by each underwriter, and there is no real estate transfer tax. The seller customarily pays for the owner’s policy. Utah’s Title and Escrow Commission oversees the profession, and the escrow officer is the person agents, lenders, buyers and sellers deal with through the file.

Utah is also a non-disclosure state: sale prices are not part of the public record. Relocation buyers from California, Washington and Colorado — and Utah has had many — cannot pull what a house last sold for, cannot sanity-check a closing cost estimate against a neighbor’s deal, and so depend more heavily on the tools a title company puts online.

  • Filed premium rates configured to your underwriter
  • No transfer tax, shown at zero with an explanation
  • County recorder fees for deeds and trust deeds
  • Escrow order intake and secure document exchange
  • Local SEO for Salt Lake, Provo-Orem, Ogden, Layton, St. George and Logan
  • Seller net sheets accurate to Utah customs
Custom calculators for Utah

Calculators built for Utah, fitted to your site

Custom calculators are the core of what we do. Each one we build for a Utah agency runs on Utah’s actual rules — filed premium schedules, county recorder fees, a transfer tax line that correctly reads zero, and closing cost estimates that matter more in a non-disclosure state where buyers cannot look up what anyone else paid — and is styled to your brand and placed in your own page layout, rather than embedded as a generic widget with your logo pasted on top.

Choose the tools that match your Utah workflow. These six are the ones Utah agencies ask for first; fourteen are available.

What we build into a Utah title website

Utah-specific from day one

No transfer tax

Utah levies none. The estimate shows the line at zero and says so, because buyers from California expect one.

A non-disclosure state

Sale prices are not public in Utah. Buyers lean harder on your calculators because the county website will not tell them.

Wasatch Front to St. George

Salt Lake, Utah County, Davis, Weber and Washington County are different markets. Each gets its own page.

The escrow officer is the brand, and Silicon Slopes buyers expect everything on a screen

Utah’s Title and Escrow Commission licenses the escrow officers who run Utah closings, and in practice the officer is the agency’s brand: agents follow officers between companies, and lenders ask for them by name. The website’s job is to make each officer easy to work with from a phone — open a file, upload a contract, check status, reach the officer — because that is what generates the next referral.

Utah County’s tech workforce raises the bar. Buyers in Lehi, Draper and Vineyard expect to do everything on a screen and are unimpressed by an agency that asks them to print, sign and scan. Utah was early to remote online notarization and e-recording, and a site that offers a digital closing path — RON-ready scheduling, secure document exchange, e-signature on the intake forms — reads as current.

The calculators sit beside all of that: owner’s and lender’s premium at your filed rates, closing costs with the transfer tax at zero, a seller net sheet, a buyer cash-to-close. In a state where sale prices are confidential, they are often the first real number a buyer sees.

Five counties on the Front, and St. George is a sixth market

Salt Lake County is the volume market, where hundreds of escrow officers compete on Realtor relationships and the site’s job is to be the fastest agency to open a file with. Utah County around Provo, Orem and Lehi is the growth market, with tech employers and relocation buyers who research everything. Davis and Weber to the north are steadier and more local. Cache around Logan has the university.

Washington County and St. George are a different market entirely: retirees and second-home buyers from California and Nevada, a large share of out-of-state sellers, and pages that need to speak to remote parties about mail-away closings and how a Utah escrow closing works.

Each gets a page written for it, with the same calculators and the same escrow intake on every page.

FAQ

Utah title website questions

Does Utah have a real estate transfer tax?

No. Utah imposes no state or local transfer tax. Our calculators show the line at zero with a note explaining that, since many relocation buyers expect one.

What does it mean that Utah is a non-disclosure state?

Sale prices are not part of the public record in Utah, so buyers cannot look up what a property last sold for. That makes an accurate closing cost calculator on your site more valuable, because there is no public number to check against.

Who conducts closings in Utah?

Escrow officers at title companies, under the oversight of the Utah Title and Escrow Commission. We build the site around the escrow workflow: order intake, contract upload, document exchange and a contact for the escrow officer on every page.

How are Utah title rates regulated?

Each underwriter files its rates with the Utah Insurance Department. Premiums differ between underwriters, so the calculators are configured to yours.

Who pays for the owner's policy in Utah?

The seller customarily pays for the owner’s policy and the buyer for the lender’s policy. The calculators default to that and can be changed per deal.

Which Utah markets can you target?

Salt Lake County, Utah County, Davis, Weber, St. George and Washington County, Logan, Park City and any other county you serve, each with its own page.

What does a Utah title agency website cost per month?

Three plans: $75 a month puts the Utah calculators and forms on your existing website; $150 a month is a custom 25-page site with all fourteen calculators, forms, hosting and local SEO; $399 a month is a 50-page site with monthly blog content and ads management. There is no setup fee and you can cancel any month.

We already have a Utah title company website. Can you redesign it?

Yes, and that is the most common project. We move your existing content over, preserve your page addresses so your Google rankings carry across, add the Utah calculators and intake forms, and host the new site on secure, ADA-compliant hosting. If you want to keep the site you have, the $75 plan adds the tools to it as-is.

Utah does not require disclosure of sale price on recorded deeds. Verify current recorder fees and filed premiums before relying on any figure.
