Built for Alaska closings
This page is for Alaska title agencies, escrow offices and closing attorneys who need a new website or a rebuild of the one they have. It explains how we design an Alaska title company website, which calculators and online forms are included, and what the monthly cost is. We build websites for the title industry and nothing else, and every Alaska project starts with the state rules below.
Alaska title insurance rates are filed with the Alaska Division of Insurance by each underwriter, and closings run through escrow: the escrow officer coordinates the file, collects documents and disburses. That makes the escrow relationship the one that generates Realtor referrals, and it is what the site should be built around.
Alaska also has no counties. Recording is handled by the state Recorder’s Office through recording districts, and a large share of signings happen by mail or remotely because one party is in Prudhoe Bay, Kodiak or Arizona. A site that is built for that reality looks like it belongs in Alaska.
- Filed premium rates configured to your underwriter
- Recording fees by recording district
- No transfer tax, shown at zero with an explanation
- Escrow order intake and secure document exchange
- Local SEO for Anchorage, Mat-Su, Fairbanks, Kenai and Southeast
- Seller net sheets accurate to Alaska closings
Calculators built for Alaska, fitted to your site
Custom calculators are the core of what we do. Each one we build for an Alaska agency runs on Alaska’s actual rules — filed premium schedules, recording fees by recording district rather than by county, and a transfer tax line that correctly reads zero — and is styled to your brand and placed in your own page layout, rather than embedded as a generic widget with your logo pasted on top.
Choose the tools that match your Alaska workflow. These six are the ones Alaska agencies ask for first; fourteen are available.

Recording districts, not counties
Alaska records through the state Recorder’s Office by recording district. The site and its fee tables speak that language.
Remote and mail-away closings
Buyers on the Slope, sellers in the Lower 48. Intake and document exchange built for signings that rarely happen in one room.
No transfer tax
Alaska has no state or local real estate transfer tax. The estimate should show the line at zero and say why.
Forms that do the back-and-forth for you
Intake forms live on your Alaska site, so an agent opens the order, a lender requests what they need and the buyer and seller complete their sheets online instead of by email. Each submission arrives as a finished PDF that goes straight into the file in your title software. Every form carries your branding and works on a phone. The six below are the most used by Alaska agencies; eleven are available.
Submit a Contract
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyer Information Sheet
Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Seller Information Sheet
Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Payoff Authorization
Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Open a Title Order
Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Secure Document Upload
Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →A state without counties needs a site that knows it
Nearly every title website template in the country is organized around counties, because that is where deeds are recorded almost everywhere. Alaska is the exception. Documents are recorded with the state Recorder’s Office in one of its recording districts — Anchorage, Palmer, Fairbanks, Kenai, Juneau and dozens more — and boroughs handle taxation and platting rather than recording.
For search, that means the pages that rank are the ones written around boroughs, cities and districts Alaskans actually use: a page for Anchorage, one for the Mat-Su Valley, one for Fairbanks North Star, one for the Kenai Peninsula, one for Juneau and Southeast. For the calculators, it means recording fees are computed per district, not per county.
We build both. The site’s location pages and its fee tables use Alaska’s own geography, and the transfer tax line that confuses relocation buyers is shown at zero with a sentence explaining that Alaska imposes none.
Escrow is the product; the site should sell it
In Alaska the escrow officer is the person the buyer, seller, lender and both agents deal with from contract to recording. The title policy is essential but invisible; the escrow experience is what a Realtor remembers when the next listing comes in. Distances make that experience harder to deliver than almost anywhere else in the country.
That argues for a site where opening an order, uploading a contract and sending documents for signature take a minute on a phone with a weak connection. Every location page carries the order form and a direct line to the escrow officer, and the calculators — owner’s and lender’s premium, closing costs, seller net sheet, buyer cash to close — give the agent a number to put in front of a client without a call.
That is how a title company earns the next file in a state where the competition is a phone call away and the client is four hundred miles out.

Alaska title website questions
Does Alaska have a real estate transfer tax?
No. Alaska imposes no state or local transfer tax on real estate sales. Recording fees are charged by the state Recorder’s Office, and our calculators show the transfer tax line at zero with an explanation.
How are title insurance rates regulated in Alaska?
Each underwriter files its rates with the Alaska Division of Insurance. Premiums vary by underwriter, so we configure your calculators to the schedule you actually write on.
How do you handle recording districts instead of counties?
The site’s location pages are built around Alaska’s boroughs, cities and recording districts, and the recording fee calculator is computed per district rather than per county.
Is the site built for remote and mail-away closings?
Yes. Order intake, secure document upload and status updates are designed for signings that happen by mail or by remote notarization when the parties are not in the same city.
Which Alaska markets can you target for local SEO?
Anchorage, the Mat-Su Valley, Fairbanks, the Kenai Peninsula, Juneau and Southeast, Kodiak and any other market you serve, each with its own page.
Who usually pays for the owner's policy in Alaska?
The seller customarily pays for the owner’s policy in most Alaska markets, with the buyer paying the lender’s policy. The calculators default to that custom and can be switched per deal.
What does an Alaska title agency website cost per month?
Three plans: $75 a month puts the Alaska calculators and forms on your existing website; $150 a month is a custom 25-page site with all fourteen calculators, forms, hosting and local SEO; $399 a month is a 50-page site with monthly blog content and ads management. There is no setup fee and you can cancel any month.
We already have a Alaska title company website. Can you redesign it?
Yes, and that is the most common project. We move your existing content over, preserve your page addresses so your Google rankings carry across, add the Alaska calculators and intake forms, and host the new site on secure, ADA-compliant hosting. If you want to keep the site you have, the $75 plan adds the tools to it as-is.
Recording is administered by the State of Alaska Recorder’s Office by recording district. Verify current recording fees and filed rates before relying on any figure.
