Built for Montana closings
Looking for a website for your Montana title company, escrow company or real estate closing practice? Below is what goes into a Montana title website from us — the state-specific calculators, the intake forms, the local pages — and what it costs each month. Title companies are the only clients we build for, so the Montana rules below are where every design begins.
Montana title insurance rates are filed with the Commissioner of Securities and Insurance by each underwriter, and closings run through escrow at the title company, with the escrow officer coordinating the file and disbursing. There is no state or local real estate transfer tax; a Realty Transfer Certificate is filed with the clerk and recorder when a deed is recorded, and the deed is not recorded without it.
Gallatin and Flathead counties have absorbed a decade of relocation and second-home buyers who research online from other states, and a large share of Montana transactions involve acreage, water rights, easements and severed mineral interests that a residential template never asks about. A Montana site is built for both.
- Filed premium rates configured to your underwriter
- No transfer tax, shown at zero with an explanation
- Clerk and recorder fees by county, with the Realty Transfer Certificate noted
- Escrow order intake that asks about acreage, water and minerals
- Local SEO for Bozeman, Missoula, the Flathead, Billings, Helena and Butte
- Seller net sheets accurate to Montana customs
Calculators built for Montana, fitted to your site
No two states price a closing the same way, so we never ship a generic calculator. For Montana that means tools built on filed premium schedules, clerk and recorder fees by county, a transfer tax line that correctly reads zero, and the acreage, water-right and mineral questions that come with Montana land, each designed in your colors and set into your site so an agent or lender sees your agency, not a third-party tool.
You choose which calculators go on the site. The six below are the ones Montana closers use most; all fourteen are available on any plan.
Title Insurance Calculator
Owner's & lender's premiums at Montana's filed rates.
Open calculator →Closing Cost Calculator
Full buyer/seller breakdown — title, taxes, recording, and settlement fees.
Open calculator →Seller Net Sheet
What the seller walks away with after commission, payoff & closing costs.
Open calculator →Buyer Cash-to-Close
Everything a buyer needs at the table — down payment, prepaids, and closing costs.
Open calculator →Contract Deadline Calculator
Every deadline in the Montana purchase contract — inspection, financing, title, closing — as calendar dates from the effective date.
Open calculator →Property Tax Proration
Splits the year's property taxes between buyer and seller as of the closing date.
Open calculator →Montana-specific from day one
No transfer tax
Montana levies none. A Realty Transfer Certificate is filed with the deed instead, and the estimate says so.
Land, water, minerals
Montana closings ask about acreage, water rights and severed minerals. Intake that asks those questions reads as local.
Bozeman to the Flathead
Relocation and second-home markets whose buyers search from out of state. Each gets its own page.
Forms that do the back-and-forth for you
Every Montana build includes online intake: the order form, the contract upload and the buyer and seller sheets are on your site, branded to you, and each one lands in your inbox as a completed PDF ready for the file. No retyping and no chasing signatures by email. These are the six Montana agencies rely on most, out of eleven in total.
Submit a Contract
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyer Information Sheet
Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Seller Information Sheet
Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Payoff Authorization
Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Open a Title Order
Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Secure Document Upload
Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →The buyer is in California, the seller is in Arizona, the land is in Gallatin County
A large share of Montana’s closings in Gallatin, Flathead, Missoula and Ravalli counties involve at least one party who is not in Montana when the papers are signed. The buyer relocating to Bozeman researches for months before they arrive. The seller of a Whitefish second home winters in Scottsdale. The escrow officer coordinates both from a desk in Kalispell.
Those parties search, and they search before they have an agent’s title company. A Montana escrow company with a real page for Bozeman — how Montana closings work, no transfer tax, what an owner’s policy costs here, how a mail-away signing goes — is the one they find, and the calculators on that page answer the first question they have.
We build those pages for each market you close in, with intake that works on a phone from anywhere, secure document exchange, and a contact for the escrow officer handling the file.
Residential templates do not know what a water right is
Montana land comes with questions a subdivision lot in Phoenix never raises: how many acres, is there a well or a water right, is access by easement, are the minerals severed, is the property in a conservation easement, what does the Realty Transfer Certificate need to say. Buyers ask them. Lenders ask them. A title order form that has no place for the answers sends the agent back to the phone.
Our Montana intake asks. The order form has fields for acreage, water and mineral rights and access, the closing process page explains the Realty Transfer Certificate, and the calculators price the owner’s and lender’s policies at your filed rates with the clerk and recorder’s fees for the county. Billings, Great Falls and Helena are steadier in-state markets whose pages lead with the order form and the net sheet.
The site reads like it was built by someone who has closed a ranch, because that is the standard Montana agents hold it to.

Montana title website questions
Does Montana have a real estate transfer tax?
No. Montana imposes no state or local transfer tax. A Realty Transfer Certificate must accompany a deed for recording, and our calculators show the transfer tax line at zero with a note explaining that.
Who conducts closings in Montana?
Title companies through escrow. The escrow officer coordinates the file and disburses, so we build the site around escrow order intake and document exchange, including mail-away and remote signings.
How are Montana title rates regulated?
Each underwriter files its rates with the Montana Commissioner of Securities and Insurance. Premiums differ between underwriters, so the calculators are configured to yours.
Does the order form handle land, water rights and minerals?
Yes. Montana intake asks about acreage, wells and water rights, access easements and severed minerals, so the file opens with the information the examiner needs.
Who pays for the owner's policy in Montana?
The seller customarily pays for the owner’s policy and the buyer for the lender’s policy. The calculators default to that and can be changed per deal.
Which Montana markets can you target?
Bozeman and Gallatin County, Missoula, the Flathead, Billings, Helena, Butte, Great Falls, the Bitterroot and any other county you serve, each with its own page.
What are your prices for Montana title companies?
$75 a month for calculators and forms added to your current site, $150 a month for a full custom 25-page Montana title website with hosting and local SEO, or $399 a month for the 50-page plan with monthly content and ads. All plans are month to month with no setup fee.
Do you redesign existing title company sites in Montana?
We do. A redesign keeps what works — your content, your URLs and the rankings attached to them — and replaces the rest with a site built for Montana closings: state-configured calculators, online intake, county pages and secure hosting. Agencies that prefer to keep their current site can add the calculators and forms alone on the Add-Ons plan.
