Built for South Dakota closings
Looking for a website for your South Dakota title company, escrow company or real estate closing practice? Below is what goes into a South Dakota title website from us — the state-specific calculators, the intake forms, the local pages — and what it costs each month. Title companies are the only clients we build for, so the South Dakota rules below are where every design begins.
South Dakota title insurance rates are filed with the Division of Insurance by each underwriter, closings are conducted by title companies — many of them the county abstract companies of old — and the seller pays a real estate transfer fee on the consideration when the register of deeds records the deed. By custom the owner’s policy premium is split between buyer and seller, and the buyer pays for the lender’s policy.
Sioux Falls has been one of the Midwest’s fastest-growing metros, with relocation buyers who search before they have an agent. Rapid City and the Black Hills are a second-home and retirement market with out-of-state parties. The rest of the state is agricultural, where acreage and mineral questions belong on the order form. A South Dakota site is built for all three.
- Filed premium rates configured to your underwriter
- Real estate transfer fee computed on the consideration, charged to the seller
- Owner's premium split by default where that is your custom
- Abstract continuation and policy costs estimated together
- Register of deeds fees by county
- Local SEO for Sioux Falls, Rapid City, the Black Hills, Aberdeen, Brookings and Watertown
Calculators built for South Dakota, fitted to your site
No two states price a closing the same way, so we never ship a generic calculator. For South Dakota that means tools built on filed premium schedules, abstract continuation costs where the abstract still runs the file, the real estate transfer fee the seller pays at recording, register of deeds fees by county, and the South Dakota custom of splitting the owner's premium, each designed in your colors and set into your site so an agent or lender sees your agency, not a third-party tool.
You choose which calculators go on the site. The six below are the ones South Dakota closers use most; all fourteen are available on any plan.
Title Insurance Calculator
Owner's & lender's premiums at South Dakota's filed rates.
Open calculator →Closing Cost Calculator
Full buyer/seller breakdown — title, taxes, recording, and settlement fees.
Open calculator →Transfer Tax Calculator
State & county transfer taxes and stamps, by location.
Open calculator →Seller Net Sheet
What the seller walks away with after commission, payoff & closing costs.
Open calculator →Buyer Cash-to-Close
Everything a buyer needs at the table — down payment, prepaids, and closing costs.
Open calculator →Contract Deadline Calculator
Every deadline in the South Dakota purchase contract — inspection, financing, title, closing — as calendar dates from the effective date.

Transfer fee on the seller
South Dakota collects a real estate transfer fee on the deed, paid by the seller. It sits on every net sheet.
Split owner’s premium
South Dakota custom splits the owner’s policy between buyer and seller. Both estimates carry their half.
Abstracts and policies
Much of South Dakota still continues the abstract. Intake fits abstract requests, policy orders or both.
Forms that do the back-and-forth for you
Every South Dakota build includes online intake: the order form, the contract upload and the buyer and seller sheets are on your site, branded to you, and each one lands in your inbox as a completed PDF ready for the file. No retyping and no chasing signatures by email. These are the six South Dakota agencies rely on most, out of eleven in total.
Submit a Contract
Clients upload a signed purchase contract and any addenda — you open the file and start title work right away.
Open form →Buyer Information Sheet
Buyers complete intake online and you receive it as a PDF — or they download it to fill out by hand.
Open form →Seller Information Sheet
Sellers complete intake online and you receive a PDF — or download it to complete on paper.
Open form →Payoff Authorization
Sellers and refinancers e-sign to authorize a payoff request — so net sheets are accurate and prior liens clear at closing.
Open form →Open a Title Order
Agents and lenders open a new file in one step — property, parties, lender, and closing date. No back-and-forth emails.
Open form →Secure Document Upload
Clients upload IDs, payoffs, and sensitive documents through an encrypted portal.
Open form →Trusts, LLCs and out-of-state owners: closings for the property a client holds through an entity
South Dakota’s trust and LLC laws draw property ownership from across the country, and a growing share of closings in Sioux Falls and the Black Hills involve a seller or buyer that is a trust, an LLC or a family limited partnership rather than a person. That changes the file: trustee certifications, operating agreements, authority documents, and a transfer fee analysis that depends on whether the conveyance qualifies for an exemption.
A title company website that asks up front — is the seller an entity, who signs, where is the trustee — opens the file complete and avoids the week of email that follows a form built for two individuals. Ours does, and the closing process page explains to the attorney in Minneapolis or the trustee in Chicago what South Dakota will need at the table.
The calculators sit beside it: owner’s premium split by South Dakota custom, transfer fee on the seller where it applies, abstract continuation where the abstract still runs the file, register of deeds fees for the county.
Sioux Falls, the Hills and everywhere in between
Minnehaha and Lincoln counties are the Sioux Falls metro, a growth market where the site’s job is to be the fastest title office for an agent to open a file with, and where relocation buyers search for how a South Dakota closing works before they have an agent. Pennington and Lawrence counties are Rapid City and the Black Hills, where a large share of buyers and sellers are out of state at signing and the pages are written for remote parties.
Brown, Brookings and Codington counties around Aberdeen, Brookings and Watertown are steady in-state markets where the order form and the net sheet lead, and where the order form should ask about acreage and minerals because the next file may be a quarter section.
Each market gets a page written for it, with the same calculators and the same intake on every page.

South Dakota title website questions
Who pays for the owner's title policy in South Dakota?
By custom the owner’s premium is split between buyer and seller, and the buyer pays for the lender’s policy. Our calculators default to the split and can be changed per deal.
Does South Dakota have a transfer tax?
Yes. A real estate transfer fee is computed on the consideration and paid by the seller when the deed is recorded. The seller net sheet includes it.
Does South Dakota still use abstracts of title?
In much of the state, yes. Our intake handles abstract continuation requests, policy orders or both, and the estimate shows the continuation cost where it applies.
How are South Dakota title rates regulated?
Each underwriter files its rates with the South Dakota Division of Insurance. Premiums differ between underwriters, so the calculators are configured to yours.
Who conducts closings in South Dakota?
Title companies, many of which are the county abstract companies. The site is built around that workflow, with order intake, document exchange and a contact for the closer on every page.
Which South Dakota markets can you target?
Sioux Falls and its counties, Rapid City and the Black Hills, Aberdeen, Brookings, Watertown, Pierre and any other county you serve, each with its own page.
What are your prices for South Dakota title companies?
$75 a month for calculators and forms added to your current site, $150 a month for a full custom 25-page South Dakota title website with hosting and local SEO, or $399 a month for the 50-page plan with monthly content and ads. All plans are month to month with no setup fee.
Do you redesign existing title company sites in South Dakota?
We do. A redesign keeps what works — your content, your URLs and the rankings attached to them — and replaces the rest with a site built for South Dakota closings: state-configured calculators, online intake, county pages and secure hosting. Agencies that prefer to keep their current site can add the calculators and forms alone on the Add-Ons plan.
Real estate transfer fee under SDCL 43-4-21. Verify current rates, register of deeds fees and filed premiums before relying on any figure.
